BBA / IMA / IGGA accreditation
Three certification bodies referenced by lenders when evaluating spray foam installations. Most ECO4-funded foam doesn't meet the bar.
BBA (British Board of Agrément) certifies products meeting specific performance standards.
IMA (Insulation Manufacturers Association) sets technical guidance for spray foam installation.
IGGA (Insulation Guarantee Group Association) is one of several insurance-backed guarantee schemes.
Mortgage lenders sometimes accept properties with spray foam if the installation has full BBA-aligned IMA-compliant documentation — but most ECO4-grant installations don't meet this standard, hence the widespread refusals.
Removal is the safer route to a mortgageable property.
