Open-cell spray foam
A soft, low-density variety of polyurethane spray foam insulation. Around 0.5 lb/cu ft density. Easier and cheaper to remove than closed-cell.
Closed-cell spray foam
A dense, rigid variety of polyurethane spray foam insulation. Around 2 lb/cu ft density. Harder and more expensive to remove than open-cell.
RICS survey
An inspection by a Royal Institution of Chartered Surveyors-qualified surveyor. Several UK lenders specifically require an independent RICS report after spray foam removal.
PCA membership
Property Care Association — the trade body increasingly recognised as the standard-setter for UK spray foam removal contractors.
ECO4
Energy Company Obligation, version 4 — the UK government grant programme that funded much of the now-problematic spray foam insulation across UK lofts between 2022-2026.
Spray foam removal certificate
Documentation provided by a removal contractor confirming foam has been removed and timbers are sound. Required by mortgage lenders before they'll lend on a previously-affected property.
Post-removal paperwork pack
The full bundle of documents provided by a legitimate removal contractor on completion. Required by lenders for mortgage approval.
BBA / IMA / IGGA accreditation
Three certification bodies referenced by lenders when evaluating spray foam installations. Most ECO4-funded foam doesn't meet the bar.
Waste transfer note
Legal document confirming licensed disposal of construction waste. Required as part of the post-removal paperwork pack.
Equity release
Financial product allowing homeowners (typically 55+) to release cash from their property. No equity release providers will lend on properties with spray foam.
